When we source properties for our clients, we pay real attention to the details that can be ‘seen’ as these could be indicators of immediate issues, (poor finishing in fixtures and fittings – gaps, cracks, mismatching items etc).
Although not costly to repair, these items that we see, can also be an indicator of ‘what we cannot see’ that may prove to be costly in the future.
We look out for:
Dates on installation labels on heating systems
Quality Gas Engineers and Electricians will leave a sticker showing the date of installation, knowing the approximate age of the system makes it easier to assess the likely date of replacement. Most heating systems will have a warranty period… it is important to know when this runs out as that is where the cost begins!
Roof condition
Even from street level, we look for slipped tiles and aged Chimney stacks or damaged guttering, which can all be indicators of potential water ingress in the winter – water ingress over time, can be very costly due to internal and structural damage.
Damp
In older properties Damp can be an issue, warning signs can be staining – wet or dry patches, above skirting boards on the ground floor. Staining on the first floor is not going to be rising damp – but could be a sign of water coming in from outside, mold flecks can also be an indicator of damp/water ingress and lack of ventilation, again this is costly if a damp course is required.
Bathrooms and Kitchens
If they catch our attention in a negative way at the Viewings – insufficient storage, mismatched units or badly planned for the purpose of appliances are all likely to put off tenants, but they are costly to replace.
